I stayed at Garden 23 Homestay recently, and while the house itself is generally comfortable and in a good location, I would advise future guests to be very careful when checking in.

The most important tip: Be sure to take pictures and videos of the property when you first arrive, especially of any existing damages or wear and tear. There seems to be a lack of attention to detail when it comes to documenting the condition of the house before you arrive, and this can lead to disputes over your deposit later on. If you don’t have solid evidence of the property's condition at check-in, there’s a risk that you might be held responsible for damages you didn’t cause.

While the house was decent and we had an overall comfortable stay, the experience left me feeling uneasy about the deposit process. I strongly recommend taking the time to document everything thoroughly to avoid any issues when checking out.

On the positive side, the house is in a nice, quiet area, and the amenities provided were good. The space was clean and cozy, and I appreciated the overall ambiance of the home. With a bit more attention to the check-in process and clearer communication around the deposit, this place could be a fantastic option for travelers.

It is a nice villa equipped with many fun things to do like karaoke, swimming, foosball, pool, mah jong and more. Clean and very serene atmosphere. It’s even nice to walk around.

There are a few downside noted:
- the pillows were too firm like brick
- too many bees (need to be careful not to get stung)
- no shower screen making the whole toilet wet after taking a shower

It was an exclusively pleasing stay, the house is still new and the design is not like other party house/ homestay. It's obviously meant for a serene and pleasant stay.

The host explained everything, including the house rules quite clearly even before booking, and I think the way they manage the unit is how they keep it in good condition.

It is a great place to enjoy and have fun fun HOWEVER, the housekeeper kept coming unannounced. One night he just sat in front of the house and left the gate open. Very unprofessional and disturbed our privacy. The housekeeper also came earlier than our checkout time to rush us to pack and leave. Please improve
