Roland and his family are your hosts. You will eat breakfast, lunch and dinner with them. You either get lucky, or have bad luck. You eat what they manage to catch for you, which is really fantastisc. One dat we had lobster for lunch, the other fishheads.||||The longhouse is really basic. There are 4 rooms to accomodate 8 guests. It is a 10 minute jungle hike to the beach, which is the best beach I have ever been to.||||Just go here, it is seriously amazing and not that expensive. Realise however, it is in the middle of the dense jungle, there are bugs, animals and everything you expect. This goes for the showers and toilets as well. Nothing to do about it, but to be brave.||||La playa beach bar is nearby (10 min walk) and basically an essential part of Lupa Masa Beach. The beach bar is managed by 2 volunteers. Usually there are no more than 6 guests a week. So it's really quiet on the beautiful beach. I'll write a separate review for it.

Stayed at Lupa Masa for 4 nights. The longhouse is very basic, 4 rooms with thin plywood partitions. You almost feel part of whatever happens in the room next door. When we stayed the longhouse was not full though.||The food is served at Roland's house and this is where the homestay part is. You eat some simple but delicious village food with all the three generations of the family around. ||The beach is great - clear warm water, white sand. The real gem is La Playa bar which is right on the beach as you get off the path from the longhouse - fresh mango juice, cold cocktails, great pizza, and amazing sunsets!||Tips: do apply insect repellent, there are sand flies at the beach - not so many but a few bites is enough to keep you itching for days. Most taxi drivers in Kudat do not know whereabouts of the village where Lupa Masa is - arrange with Peter, the driver recommended by Alex and Amalia. The price is 50R and it is reasonable. ||I agree with the comments in the "could be so much more" review, the place has a great potential and a few not costly touches can make it just fantastic.

The name 'Lupa Masa' which means forget time, definitely suits this place. My friends and I enjoyed our 1 night stay here. It was like back to basics as it really gives one the opportunity to connect with nature and people around you while you are disconnected from the distraction of hand phone, especially. Roland and his family were great hosts. The best was the pristine beach. A good place to relax I'd say. However, there are many sandflies and mosquitos so please be prepared with repellent. Otherwise it was a beautiful stay.

You stay in a separate long house from the family though with individual rooms walled off within. A mattress under a mossy net with pillow and towel is there for you. The place also goes under the name Bavang Jamal Turtle Conservation Society/ Hatchery. Though this is here and it’s the same village and family that are involved in this, patrolling the beach at night, this isn’t marketed as a tourist attraction. Don’t expect turtle sightings on cue for your arrival.|Running water, power, drinking water refills (boiled)|Wonderful family, with Roland the main contact and head of household it seems. He’s a great guy to help organise stuff, or simply to chat to and learn about Rungus tribal culture. The young kids are very cute too.|A near empty beach, apart from the odd fisherman.|Nearby cool little restaurant at the other end of the beach.|- The full availability of activities on the website is very dependant on both the people around and the weather. A brochure showing an all day excursion in the mangroves of the river, and a subsequent snorkel session, with lunch included, took 2 hours and was finished before lunch. The sea was churned up from recent weather so the snorkelling was rubbish, but that can’t be helped.|- Communication with Lupa Masa can be a bit discordant. Easy phone conversations with one person were then followed by confused email follow ups. Though I enquired a week or so before going, I didn’t know I had a lift from Kudat or a bed to sleep in until very close to when I planned to leave. There is no signal at the homstay and so this can make communication between them and Lupa Masa tricky (as LM told me), but I now know Roland is often in and out of Kudat or nearby, dropping his kids off to school, where he would get signal…. To Lupa Masa's credit, everything did fall into place neatly in the end.

I had an amazing visit! I was able to disconnect from the hustle and bustle of normal life, which is something I wanted and really appreciated. Just steps from a beautiful, secluded beach Lupa Masa Beach is a great, rustic hide away. Additionally, with a new pop up beach bar, there is a great option for sun set drinks and fresh pizzas out of their repurposed oil drum oven. Ultimately my favorite thing was I was able to experience the phosphorescence in the water. It is unlike anything I've even experienced and this was the perfect place for that!

We enjoyed the three-night stay at Lupa Masa Longhouse, a Rungus longhouse in Kampung Bavang Jamal (Bavang Jamal village). From here, it is only a 10-min walk to Bavang Jamal beach (GPS: 6.993149, 116.727974). 'Bavang' means river in Dusun language. Such longhouses are quite a rare sight these days, mostly built and partly modified to accommodate visitors and tourists. Kg Bavang Jamal is approximately 6-7 km away from Tanjung Simpang Mengayau (the Tip of Borneo). It was about 3 1/2 hours' drive from Kota Kinabalu.||||The accommodation is basic and simple. The amenities are not the draw here, but the natural beauty of the beach nearby and the tranquility of the entire place. You have a mattress, pillow, blanket and mosquito netting. The mosquito net is godsend! No A/C and no fan, but the room is pretty airy. Totally disconnected ... no phone coverage so no internet. No TV. Toilets and bathroom are in a separate outhouse. You got to be okay with sharing the bath/toilet with some bugs or critters. There is electricity 24/7 (3 yrs already we were told). Water supply is actually pumped from the ground, no supply from the Sabah State Water Department to date. No hot water for bath/shower. Roland Agansai, the host, and his family stay nearby. You can get a refill of drinking water at his house. The accommodation costs RM45 per person per night, including breakfast. We were hoping to try some local Rungus dishes and requested for dinner; but they were not able to accommodate us due to some unforeseen circumstances (would have liked to be informed earlier rather than when we arrived).||||Bavang Jamal beach is amazingly beautiful. It's secluded and feels almost like your own private beach. We love the early morning walks to explore the beach, especially at the rocky shores at the northern or southern ends of the 1 km-long beach. So surprised to even see stingrays at the shallow waters at the mouth of the river while on our way to the beach. They like to hide below the sand so be careful not to step on them. The sandflies are annoying and the bites itched for weeks after... but we would still go 🙂 We asked Roland about the sea turtles but sadly, there has been no landings for at least the past one year.||||La playa beach bar, mentioned in some of the earlier reviews, is currently not operating. The nearest place within walking distance to grab a bite is at the Secret Place Cafe.||||Tip 1: The best way to reserve the accommodation is to contact Roland directly on his mobile phone. Initially, I corresponded using email (which I had found on the Lupa Masa website) and had the understanding that I had my reservation confirmed. When I finally called Roland approximately two weeks prior to the trip, it turned out that the booking was not made and the accommodation was not available on the dates we planned for. Thankfully, we had some flexibility and change the dates.||||Tip 2: If you were driving yourself there, downloaded maps are essential. There is no phone/internet connection in the rural areas of Kudat including at the Tip of Borneo. Searched for and marked the places that we wanted to go to on the map prior to the trip - have to do this with internet connection and location switched on or else the search won't work properly. So so crucial for Kudat as some of the places we went to are off the beaten track. Some roads, although they show up on the maps, are unmarked (no names) and not numbered; some parts are unsealed and laden with pot holes.||||Tip 3: Bring a torch. Useful for night walks to the beach or to the Secret Place Cafe.

Incredible place that absolutely fitted with our needs as a family. We were the only customers. The accomodation is basic in a longhouse (fan and mosquito net, shared cold shower and toilets) but the place and the garden are really nice and the way to the beach is short and pretty. The beach is at the very end of the bay so it is very calm and intimate. They also have a turtles hatchery there but it was empty at that time. Roland's family has been very hospitable to us, the food was wonderful and with enough quantity. Our daughter loved playing with the kids.|There isn't any phone connection there so it's better to go there directly and ask for availability, you shouldn't face any problem to be hosted.|We payed 45 rm per person per night (child is free) and 10 rm per lunch/dinner per person. Breakfast is included.

Hello- I'm a solo traveler and it was hard to find due to lack of information, so my review will focus on 'how' to get here! (Note: there's NO phone service so it's hard for Roland to answer straight away, this isn't his fault so be patient, he also said a lot of people cancel last minute which is a HUGE shame because it's incredible!) |1. Catch the bus to Kudat Town |2. If you have a sim- call Peter, a taxi driver and tell him you want to go to Lupa Masa- Roland's place. His number is 0198020084 and it's 50ringgit (DONT book a return trip as Roland takes you back). |If you don't have a sim, try to ask a local to use their phone. |3. Turn up! |(Seems simple but took me 2 hours to get a number of a taxi driver he knew where I wanted to go lol) |What if Peter isn't available? Try your luck with any taxi driver- tell them you want to go to Lupa Masa- if that doesn't work try 'the secret cafe/place', that is more well known and is 3 mins drive from Lupa Masa- once you reach the secret place, ask where the longhouse/rounds place is and they will tell taxi driver how to get the rest of the way. |PHOTOS: 3 photos of the location on google maps- each are zooming in closer, 2 photos of the turn offs for Roland's place (grey side is off main road, turtle sign is turn off for his house), and a few pics of my time there. |I really HOPE this helps future travelers as this place is magical. (Ps you're staying 6 kms south from the tip of Borneo)
