The worst hotel experience I’ve had in 20 years of traveling. The customer service was terrible — no receptionist, only WhatsApp contact, and the person in charge was rude and unhelpful.

We booked and paid through Booking.com, and only after payment, without any prior notice, they forced us to pay extra “cleaning fees” that were never mentioned before. When I questioned the overcharge, the hotel blamed Booking, but Booking later confirmed that the extra fees were added by the hotel itself.

The room was infested with cockroaches of all sizes (see photos). When we reported it, maintenance came at 11 p.m. to spray the room while we were still inside — completely unsanitary and unacceptable. We were not offered any option to change rooms, despite the clear hygiene issue.

They also hold a 200 MYR deposit, which they return between 2 and 7 days after checkout, with no option to pay cash and receive it immediately. The room wasn’t even properly cleaned, with hair in the shower and bathroom, and there was food left in the freezer from previous guests.

It’s the kind of place that looks nice and high-quality in photos, but in reality, it’s one of the most rundown and disappointing places I’ve seen in years.

After two decades of traveling, this is by far one of the worst hotel experiences I’ve ever had. Absolutely not recommended.

Pros:The location is very strategic as the residence is situated in the heart of Kota Kinabalu. It offers a nice city view and overlooks the airport runway, where you can watch flights take off and land. The swimming pool is shared with Ming Garden Hotel, which is convenient.Cons:The room was extremely dusty, and my husband had to sweep it himself. Dust on the furniture was visible to the naked eye and there was even hair on the floor. The paint on the wall was peeling, leaving the floor dirty. The whole floor felt a bit creepy and gave the impression of an old, poorly maintained building. A security deposit of RM200 is required and the refund took two days after check-out. Communication with the manager is only through WhatsApp, which sometimes results in delayed responses. Parking is not complimentary, and guests need to pay for it (RM4/entry, RM8 for overnight).

私はたいていのことは、安さ重視で気にしませんが、ここはおすすめしません。良い評価もあるので、部屋によるのかもしれませんが、一晩寝たら身体中、ベットの南京虫にたくさん刺された跡があり、旅行中、帰国後も痒くてたまりません。ベットの日干しは定期的にしたらどうでしょうか?ただこの値段でプールがあったことだけは良いかもしれません。

Spacious room, but the whole building needs some maintenance and repair. We had problem with sockets in the room, and batteries of door lock, TV and air-cond remote controls need to be changed. We found one small cockcroach in the kitchen, other than that, overall stay was OK. One good point, water pressure is very strong.

My friend and I visited this hotel and our experience was appalling….

Avoid at All Costs – Dirty, Unsafe, and Completely Unprofessional
This was hands down the worst hotel experience I’ve ever had. If zero stars were possible, that’s exactly what this place would get. The conditions were so poor we had no choice but to leave early—something I’ve never had to do on a trip before.
To start, the check-in process was a mess. We never received the necessary information and had to chase the hotel just to get access to the room. That alone was incredibly frustrating and unprofessional.
But once we got inside, things went from bad to worse. The room was filthy—there was visible mold, the toilet and bathroom floor were disgusting, and even the bedding appeared used and unwashed. The entire space felt unsanitary and completely unfit for guests.
We reported the issues and requested a new room—twice—but staff did absolutely nothing. No response, no effort, no apology. The level of indifference was shocking. It was clear they had no interest in resolving anything.
We were left with no option but to leave the property entirely. Since then, I’ve reached out to the manager, and—unsurprisingly—no refund or resolution has been offered.
This hotel is a complete scam, taking guests’ money while offering an environment that’s not just uncomfortable, but potentially unsafe.
Do not stay here. There are plenty of other accommodations that at the very least meet basic hygiene and service standards. Booking.com seriously needs to review whether this property should remain on their platform.
